Why Phoenix is different
Everything here fails from the top down. A rig parked outside in Phoenix ages faster than the same rig anywhere north of here, and it fails in an order you can predict.
UV breaks down lap sealant around every vent, skylight and AC. It cracks, water gets under the membrane, and the decking rots long before a stain shows on your ceiling.
Slide-out seals, window gaskets and door seals go hard and shrink in this heat. Then monsoon season arrives and finds every gap in one afternoon.
Awning fabric bakes brittle, then a monsoon gust takes it and usually bends the arms on the way out. Almost always cheaper to replace before that happens.
Absorption fridges struggle above 100 degrees and rooftop A/C runs flat out for months. Both fail in July, which is exactly when you need them.
